HMDA sees development in land pooling

Hyderabad- The?Hyderabad Metropolitan Development Authority (HMDA) is hoping to reap benefits from the proposed concept of ?land pooling?.

This concept is also followed in some other states like Gujarat. To promote this concept, HMDA is planning to arrange a meeting with real estate developers?in the twin cities. They believe that this concept of land pooling will surely ensure development in a systematic way.

Representatives of few real estate bodies who are suppose to meet HMDA Commissioner include?Confederation of Real Estate Developers Association of India (CREDAI), Hyderabad and Andhra Pradesh Real Estate Developers Association (APREDA).

The Draft Master Plan for Hyderabad Metropolitan Region says that this scheme will allow land owners to involve in the technique of land assembly or land readjustment projects. Owners of adjoining sites can come together and pool their land. Further then it becomes easy for Hyderabad Metropolitan Development Authority (HMDA) to take a part of land for constructing public facilities like roads, parking, green spaces and others. The remaining part of the land can be re-allocated among owners.

Owners of undeveloped land who have pooled their land can retain a part in the same developed site. Smaller lands cannot provide necessary public infrastructure but they can pool their land and donate spaces for development along with reallocation of remaining part.

To say in one line, this concept of land pooling will not only help to develop pooled land but also facilitates owners with a?well developed and bigger site with higher prices than earlier.
